Hilltop House is our premium forest villa, rented exclusively to one group at a time. Set within a private woodland in Inkoo, the house offers space to slow down, cook together, and enjoy the Forest Spa in complete privacy. Ideal for relaxed stays with family or friends, as well as calm team and corporate retreats close to nature and under an hour from Helsinki.

How to find Hilltop House?
Hilltop House is tucked away at the very back of Hilltop Forest. Once you have driven up the steep hill leading into the area, continue following the road for approximately 500 metres. The road ends at Hilltop House, where you will find free parking directly in front of the house.
For Hilltop House guests, parking is available for up to four cars directly in front of the house. If you are arriving with more cars, there is a larger parking area located just after the steep hill.

Due to the steep hill, driving all the way up to Hilltop House without four wheel drive (4WD) depends on winter conditions. When the hill is snowy or icy, access is only possible with a 4WD vehicle.
If you arrive with a 4WD car, you can drive up the hill and park directly in front of Hilltop House. If you arrive without 4WD in winter conditions, we recommend parking at the bottom of the hill. Driving up the hill in winter conditions is at the driver’s own discretion and risk.
There is a small winter parking area located at the bottom of the hill (space for max. 2 cars). From this point, the remaining distance to Hilltop House is accessed on foot - the walk is about 5 minutes and ca. 500m.
Please make sure to check weather conditions before arrival and read our winter arrival instructions sent ahead of your stay to ensure a smooth and safe arrival.

Hilltop House arrivals are from 4pm, with check out by 11am. On Sundays, you are welcome to stay until 3pm at no extra charge.
We kindly ask guests not to arrive earlier, as this allows us to ensure everything is carefully prepared for your stay. Subject to availability, an early check in can be arranged for an additional fee. Please contact us well in advance if you would like to request this.
Check in is self guided using our smart door locks. Your personal door code, along with detailed arrival information, will be shared with you before your stay.

Hilltop House cancellations must be made by email at least 30 days before your arrival date to receive a refund, minus a €30 handling fee. After this period, bookings are non refundable and cannot be changed, including in cases of illness.
We strongly recommend travel insurance to cover any last minute or unexpected changes to your plans.
For special bookings arranged through our customer service, different cancellation terms may apply and will be confirmed at the time of booking.

For Hilltop House a 20% percent deposit is required at the time of booking to confirm your reservation. The remaining balance is due no later than 30 days before your arrival.
For bookings made within 30 days of arrival, the full amount is payable at the time of booking.
For special bookings arranged through our customer service, different payment terms may apply and will be confirmed at the time of booking.
If payments are not made by the due dates, Hilltop Forest reserves the right to cancel the booking. Please note that cancellation due to late or missing payment does not remove the guest’s obligation to pay according to the agreed booking and cancellation terms.

Unfortunately for Hilltop House, one night stays are not available during the summer season from June to August or on weekends. From autumn to spring, one night stays may be possible on weekdays by request through our customer service.
For one night stays, our Hideaway cabins are a nice option during the summer season.
For corporate clients and work related stays, one night bookings can also be arranged, often together with early check in or late check out options. Please contact us directly to discuss availability and the best setup for your stay.

Unfortunately, Sunday arrivals are not possible during the summer season from June to August.
Sunday check in is occasionally possible outside the summer season. From autumn to spring, we may be able to arrange a Sunday arrival, but please note that this would be a late check in, usually from around 7 or 8 pm. This is because our weekend guests are welcome to stay until 3 pm on Sundays.
If you are considering a Sunday arrival outside the summer months, please contact us and we will be happy to check availability.

Hilltop House is designed for calm stays in nature, and we kindly ask all guests to be mindful of noise levels. While there is no direct line of sight to the Hideaway cabins, sound carries easily through the forest, especially during the summer season. Please be considerate of other guests who are enjoying a peaceful forest stay.
A relaxed atmosphere, shared meals, calm celebrations, and bubbly drinks are very welcome. However, loud parties are not allowed. To help maintain a peaceful environment, a noise monitoring device is in place. The device does not record conversations, but it will alert our hosting team if noise levels rise above an acceptable level.
For safety and hosting reasons, all guests must be registered in advance. Only registered guests are allowed on the property.
If you are planning a gathering or special occasion, please contact us in advance so we can confirm whether it is suitable for Hilltop House.

Hilltop House is set privately within the forest and is often chosen by guests who value discretion and privacy. The closest neighbours are our two Hideaway Cabins, located approximately 300 metres away. These cabins are designed for stays of two guests only and are intended for quiet, low key forest retreats, making disturbances from the cabins very unlikely.
There is no direct line of sight between Hilltop House and the Hideaway Cabins. However, sound can travel through the forest, especially when spending time outdoors around the house, and we kindly ask guests to be mindful of this during the Hideaway season from May to October.
Other neighbouring properties are located further away, at a distance of close to one kilometre.
During the winter season, the Hideaway Cabins are typically not in use, meaning Hilltop House enjoys full privacy. Exceptions may apply. Overall, Hilltop House offers a high level of privacy and seclusion, making it well suited for guests seeking a peaceful and discreet forest stay.

While Hilltop House can accommodate up to 10 guests, this is a tighter setup and best suited for groups who are comfortable sharing space. For groups who would like more privacy and sleeping flexibility, we recommend adding one or both of the Hideaway Cabins to your stay.
The Hideaway Cabins can be booked together with Hilltop House as a private resort reservation. This option is especially popular for corporate groups and larger gatherings of friends. With both Hideaway Cabins included, the combined spaces can accommodate up to 14 guests. For corporate stays, we recommend a more comfortable setup of 6 to 10 guests, allowing for greater privacy and space within the group.
Adding a Hideaway Cabin also brings a different and memorable forest experience to your stay. If you are considering this option or would like help choosing the best setup for your group, please reach out to us and we are happy to assist.

Yes, children are very welcome at Hilltop House, and we have hosted many families over the years. We provide a high chair, travel cot, and children’s bedding to make family stays more comfortable.
Hilltop House is set in a natural forest environment and was not specifically designed as a child focused property. The house has open stairs leading upstairs without child safety gates. The outdoor living areas include spacious terraces that are easy to enjoy with children, but beyond the terraces the terrain becomes natural and rocky forest ground, which requires close supervision of younger children. Please also note that the outdoor hot tub is easily accessible from the terrace and should always be used under adult supervision.
Hilltop House is best suited for families who enjoy spending time in nature and are comfortable supervising children in a forest setting.

Unfortunately, pets are not allowed at Hilltop House.
If you are travelling with a pet, Hideaway North is our pet friendly option and can be added to your stay for an additional fee. This allows you to enjoy Hilltop Forest together while keeping Hilltop House pet free.
